'Hunger Games' scores Easter feast with $33.5M
LOS ANGELES (AP) ? Film fans are still forking over for "The Hunger Games," which took in $33.5 million to lead the box office for a third-straight weekend.
According to studio estimates Sunday, Lionsgate's "The Hunger Games" raised its domestic total to $302.8 million. It easily out-earned two returning favorites, Universal's "American Pie" sequel "American Reunion" and a 3-D version of the blockbuster "Titanic," released domestically by Paramount and overseas by 20th Century Fox.
Both newcomers opened solidly, though. "American Reunion" pulled in $21.5 million, the lowest haul since the 1999 original but still a decent return for a comedy franchise whose last big-screen chapter came nine years ago.
"Titanic" in 3-D reeled in $17.4 million over the weekend, raising its domestic take to $25.7 million since opening Wednesday. That lifts the lifetime domestic gross of James Cameron's mega-hit to $626.5 million.
Starring Jennifer Lawrence as a teen forced to fight other youths in a televised death match, "The Hunger Games" now has topped the domestic gross of each of the "Twilight" movies and all but the first and last of the "Harry Potter" films.
With $25.5 million overseas, "The Hunger Games" raised its international total to $157.1 million. That put its worldwide take at about $460 million.
"The Hunger Games" has helped studios race to a record box-office pace, with domestic revenues for the year now at $2.8 billion, up 20 percent from 2011's, according to box-office tracker Hollywood.com.
"We're heading into summer with a tremendous amount of momentum, led obviously by 'Hunger Games,'" said Hollywood.com analyst Paul Dergarabedian. "Just about everything seems to be working."
The first big-screen "American Pie" sequel since 2003's "American Wedding," ''American Reunion" brings back all key cast members from the 1999 gross-out hit, including Jason Biggs, Alyson Hannigan, Seann William Scott, Mena Suvari and Tara Reid.
The new sequel had the smallest start since 1999's "American Pie" debuted with $18.7 million. Factoring in inflation, the original movie also sold more tickets than "American Reunion."
Yet adding its $19.3 million earnings in 28 overseas markets, "American Reunion" started well with a worldwide total of $40.8 million.
"We're very content. It's a great launch worldwide," said Nikki Rocco, Universal's head of distribution. "It's a successful reboot of a franchise that we believe in."
"Titanic" follows such past hits as "The Lion King" and "Star Wars: Episode I ? The Phantom Menace" to be converted to 3-D.
"This is something that has already been seen by tens of millions of people in the domestic market. To have taken the time and care that Jim Cameron did to re-create it in 3-D and to do $25-plus-million over five days is just a home run," said Don Harris, head of distribution at Paramount.
Cameron's 1997 smash added $35.5 million in 84 overseas markets, putting its 3-D worldwide total at $60.2 million.
Starring Leonardo DiCaprio and Kate Winslet in a tragic romance aboard the doomed ship, "Titanic" won 11 Academy Awards, including best picture. At $1.84 billion worldwide, the film remained the No. 1 modern blockbuster for 12 years until Cameron's "Avatar" bumped it off with $2.8 billion.
The 3-D version has closed the gap a bit, with the lifetime total of "Titanic" now at just over $1.9 billion.
Estimated ticket sales for Friday through Sunday at U.S. and Canadian theaters, according to Hollywood.com. Where available, latest international numbers are also included. Final domestic figures will be released Monday.
1. "The Hunger Games," $33.5 million ($25.5 million international).
2. "American Reunion," $21.5 million ($19.3 million international).
3. "Titanic" in 3-D, $17.4 million ($35.5 million international).
4. "Wrath of the Titans," $15 million ($43 million international).
5. "Mirror Mirror," $11 million ($11.5 million international).
6. "21 Jump Street," $10.2 million ($2.9 million international).
7. "Dr. Seuss' the Lorax," $5 million ($11.8 million international).
8. "Salmon Fishing in the Yemen," $975,000.
9. "John Carter," $820,000 ($2.6 million international).
10. "Safe House," $581,000.

Self Improvement In Business Life ? Shifting Your Thinking Designs ...
Self Improvement In Business Life ? Shifting Your Thinking Designs
Self improvement is a field that can absolutely help you get more out of your business. The truth here is that most online business owners don?t put a whole lot of thought into self improvement. Most of these people put the majority of their focus into making a profit. This is understandable and but certainly is a distinct reflection on the "normal person." For the most part people who don?t do a lot of business don?t seem to feel like they need to work on themselves. You need to be willing to actually put in some actual work and find some objectivity in terms of your personal problems. This article will talk about some of the things you can do to improve yourself as well as your business.
Everybody is scared of failing and not doing as well at something as they had hoped. Studies have been done that prove even very experienced combat soldiers feel a major level of fear. The difference is that they can work through their fear. It boils down to focus and finding the discipline to use that focus on the things that are important. Usually what ends up happening, particularly with those who lack experience, is that the fear they feel keeps them from doing anything to really get started. They fail to take any action because taking action is a lot harder than not. If you are afraid to fail try to remember that everybody in business makes mistakes and sometimes fails to reach their objectives. It is important to learn how to keep moving forward and to keep trying.
We often react emotionally to events that we don?t immediately understand. It can be really embarrassing to send off a nasty email to someone only to find out that you were totally in the wrong. It happens quite often and we are guilty of doing it too.
As you go along in your new IM business career, there will be times when you do make gaffs, mistakes, blunders and really bad decisions . Be assured when we tell you that you are not alone and never will be.
So if those bad times hit you, don?t berate yourself at all. Seriously, we have seen business people come down awfully hard on themselves at times. It is very counter-productive to do this and we feel that this behavior is a carry-over from another time. Maybe that person had a parent who was harsh and demanding. Give yourself some understanding and compassion during these times. To improve yourself personally, and in business, there are many ways to do this. It all comes down to how you think and what motivates you to do the things you do. If you have within yourself the ability to realize that you can achieve your dreams, you will find success.
It?s recognized that researching an in demand area just like caregiving may have a dramatic impact on your self esteem. Why don?t you begin a new career right now?

Valuable Tips About Commercial Real Estate - julianjones04's ...
When you are considering a broker, ask them what their visions of success and failure entail. Inquire about the metrics they use to quantify results. Be certain you have a clear understandings of the strategies the broker uses. If you disagree with the real estate agent?s methods, continue looking for the right broker for you.
Consider visiting websites that contain a wealth of information beneficial to new and seasoned commercial real estate investors alike. It is wise to learn all you can, as it is impossible to know too much.
Commercial real estate has many brokers to offer. Some brokers represent tenants only, while full service brokers will work with landlords and tenants. Consider hiring a tenant-only broker as he?ll have the most experience in dealing with situations such as yours.
Take tours of any properties that you?re considering. Consider going with a contractor when you are looking at places you want to buy. Decide on an initial offer and start negotiations. Consider counteroffers carefully prior to responding.
When you buy a commercial property, have a specific use for the property in mind. Are you thinking of leasing the property to a business or running your own business there? Know exactly what features you require before you begin searching for commercial real estate. A concise set of criteria can save you time and effort.
You have to ensure that the terms on rent roll and pro forma match up. If these key terms aren?t reviewed by you, you might identify a term left unconsidered by the rent roll, meaning the pro forma gets changed.
Keep in mind that the size of a property can be very important if you?re the owner of a growing business. You want to invest into commercial property that has the potential to grow so that you don?t have to shop for you business again a few years down the line.
Try to get a lender who can make commercial property offers. Get recommendations from friends and fellow investors before choosing a local lender. Find out more about these lenders, and then choose the one that you feel is best suited to your needs. Do this prior to starting the commercial property purchase process. Taking any time needed to line up things properly can make the difference in loan qualification.
Have a professional do an inspection of your commercial property prior to you listing it as available on the market. Have any issue that the inspector finds repaired right away.
Your investment may require substantial amounts of your individual time and attention in the beginning. First, you will need to search for a golden opportunity. After you have purchased the property, you may have to spend some time and money making repairs or remodeling it. Do not let the lengthy nature of the process discourage you. It will pay off in the long run.
Look into the neighborhood you?re planning on buying property in. You want to try to purchase commercial property in a neighborhood that is affluent so that you know your clientele are a little bit more well off and can spend more. Or if your services are for the less wealthy, purchase in this type of area.
If you are considering investing in commercial real estate, make sure you are aware that you could possibly pay very high rates of inflation during the course of the next couple years. In the past, investors didn?t have to worry about this because their leases required lenders to adjust their mortgage interest rate based on the inflation rate. However, very few modern leases will include this type of clause, which leaves investors vulnerable to the effects of inflation.
Educate yourself on the meaning of net operating income (NOI), a term associated with commercial real estate used for investment purposes. Success is about staying in the green.
It is possible to spend less money cleaning up environmental hazards on commercial property. You have to pay for cleaning only if you are the owner of the property. Cleaning up the property and the surrounding area, and commissioning the safe, legal disposal of any waste can be very expensive. Look for an environmental assessment facility that can generate a report of the property Whilst such a report can be expensive, you should view the cost as an investment that could save you a fortune in clean up fees.
Advertising your property to parties locally and abroad is important to ensure you get the best price possible. It is a mistake to think that only people in the immediate area will have an interest in your property. If your property is well-priced, advertising outside of your direct area will enable you to tap into a large pool of private investors that would be interested in your property.
A letter of intent should be kept simple by focusing on larger issues and leaving smaller issues to negotiate later. This way, negotiations will be smoother, and agreements on the small issues are more likely to be reached.
Before purchasing commercial real estate, consider the area in which it is located. Should a problem with environmental waste ever occur, it is your obligation to properly clean your building and property. Are you considering purchasing a piece of real estate in an area prone to flooding? You may want to reconsider your choice. It?s possible to get information specific to the locale you?re considering by contacting environmental assessment agencies in that area.
Buying a piece of commercial property presents many challenges. Hopefully after reading this article, you have learned everything you need to know about commercial real estate.

Accused Afghan shooter's lawyer wants military counsel fired
SAN FRANCISCO (Reuters) - The civilian attorney representing the U.S. soldier accused of murdering 17 Afghan villagers wants to replace the military lawyer assigned to the case after disagreements over how to handle his defense.
"You are fired, sorry, but we have much more experience than you," Seattle-based John Henry Browne, the outspoken lawyer who has been the public face of the defense of Staff Sergeant Robert Bales, said in an email to military lawyer Major Thomas Hurley.
The Army assigns defense counsel such as Hurley to soldiers facing court martial but defendants also have the right to hire additional civilian counsel, in this case Browne. Any change in military counsel would have to be approved by the Army.
Browne's associate Emma Scanlan confirmed the decision, saying she and her boss looked forward to working with another lawyer. "We wish Major Hurley the best in his future endeavors," she said by email. Hurley declined to comment.
Browne's team wants to work with a military attorney with death penalty case experience, the email to Hurley from Browne, part of a chain obtained by Reuters, showed. Hurley has more than 60 military cases under his belt, with three involving homicide charges, but none were capital cases.
The decision comes after friction between the civilian and military lawyers over Browne's aggressive media strategy, and each side has accused the other of not being team players.
"Major Hurley is not a team player and has no experience in murder cases, we do," Browne wrote in a separate email to Reuters. "We have gotten 17 not guilty verdicts in murder cases and have gotten life verdicts in all our death penalty cases."
For his part, Hurley said Browne was the one who was not playing his role on the team.
Last week, Browne unleashed a unilateral public attack on the way U.S. prosecutors are handling the investigation into the shooting and accused U.S. authorities of blocking access to potential witnesses.
There was also disagreement over the decision to put Bales' wife on the Today show, where she said her husband showed no signs of post-traumatic stress disorder, potentially damaging Bales' most likely defense.
Karilyn Bales also said her husband was ready to be deployed to Afghanistan, in the interview with Today's Matt Lauer, parts of which were broadcast on March 25 and 26 on NBC.
Bales said she was not sure what post-traumatic stress disorder symptoms might be, but her husband did not have nightmares, trouble concentrating or display any erratic behavior shifts.
Such interviews "limit our options at trial or expose important witnesses to effective cross-examination that they would otherwise not have to face," Hurley said in the email chain obtained by Reuters.
Browne told Reuters Karilyn's ignorance of the signs of PTSD helped the defense, showing the extent to which soldiers try to keep the "hell of war" away from their families.
Bales, 38, has been formally charged with the murders of eight adults and nine children in a pre-dawn shooting rampage in southern Afghanistan on March 11.
The incident further eroded U.S.-Afghan relations already strained by a decade of war. He is awaiting mental evaluation at a military prison at Fort Leavenworth, Kansas.
Bales, whose family hired Browne's team, has the right to request new military counsel under the court martial system, so any request to replace Hurley will have to be confirmed by the accused soldier and approved by the Army.

Source: NBC producer fired over Zimmerman 911 call
NEW YORK (AP) ? NBC News has fired a producer for editing a recording of George Zimmerman's call to police the night he shot Trayvon Martin, a person with direct knowledge of the matter said Saturday.
The person was not authorized to talk about the situation publicly and spoke on the condition of anonymity. The identity of the producer was not disclosed.
An NBC spokeswoman declined to comment.
The producer's dismissal followed an internal investigation that led to NBC apologizing for having aired the misleading audio.
NBC's "Today" show first aired the edited version of Zimmerman's call on March 27. The recording viewers heard was trimmed to suggest that Zimmerman volunteered to police, with no prompting, that Martin was black: "This guy looks like he's up to no good. He looks black."
But the portion of the tape that was deleted had the 911 dispatcher asking Zimmerman if the person who had raised his suspicion was "black, white or Hispanic," to which Zimmerman responded, "He looks black."
Later that night of Feb. 26, the 17-year-old Martin was fatally shot by Zimmerman, a neighborhood watch volunteer in Sanford, Fla. Though Martin was unarmed, Zimmerman told police he fired in self-defense after Martin attacked him.
Questions subsequently have arisen over whether Zimmerman was racially profiling the teen, a theory the edited version of the tape seemed to support.
On Tuesday, NBC said its investigation turned up "an error made in the production process that we deeply regret." It promised that "necessary steps" would be taken "to prevent this from happening in the future" and apologized to viewers.

Anxiety Attacks: You Could be a Victim | Health, Skin Care & Beauty
Anxiety is a normal reaction to situations that cause unrest and disquiet. Most life experiences evoke differing amounts of anxiety. However, what if anxiety becomes for you a chronic and even uncontrollable experience? And worse, what if you suddenly experience feeling terribly anxious for no reason at all?
If this is so, then you are probably experiencing a panic attack ? a chronic, pathological experience of unwarranted anxiety. In the USA alone, close to three million people suffer from this kind of illness. Anxiety attacks could happen in any place, at any time and any situation ? making it a very unpredictable and worrying illness.
Anxiety attacks differ from other disorders by the simple fact that they happen almost instantaneously and without provocation. It can occur even in the most inauspicious of places. Be it a trivial gathering or an important performance.
Most that suffer from this sort of disorder are often amazed and bewildered at how unpredictable an attack may be. The severity of such can range from mild discomfort to a nervous condition that effectively disables a person.
Panic attacks are so unpredictable; they can even bother one in their sleep. This can cause a major inconvenience and can seriously affect one's lifestyle. Those that do not understand the illness might make fun of or think that the person suffering from such an illness are overreacting or are doing things of their own accord to make things worse.
They do not understand that this condition is truly an illness that should be remedied and given attention as soon as possible. This is because this condition steadily increases in duration and intensity. Those that experience anxiety attacks for the first time typically suffer through the condition for ten minutes at a time.
As the condition progresses, this number steadily increases, and along with this increase in duration can come an increase in intensity.
Unfortunately, this type of disorder gets worse without treatment. Whenever one experiences a panic attack during any activity, the person's tendency is to associate that activity with the fear. This could cause trauma for many different activities, ultimately causing one to avoid performing these activities.
Symptoms
1. Sudden Fear ? As mentioned earlier, those that suffer from anxiety attacks encounter them suddenly, unexpectedly and without provocation. They also experience nausea and stomach maladies at the same time.
2. Sudden Change of Demeanor ? During a panic attack one may become either suddenly inactive ? effectively paralyzed by fear or on the far end of the spectrum, suddenly hysteric. The patient may or may not have control of the faculties during such an episode.
3. Chest Pain and Dizziness ? Chest pains and dizziness often accompany such attacks. These symptoms are usually company to nervous-related disorders. Some patients have also described being in a dream-like state; feeling chills, terror, sudden thanatophobia (fear of dying), palpitation, and other symptoms.
The causes of panic attack syndromes are quite hazy; it could be a deeply-rooted emotional problem, a trauma, or a nervous physiological condition. Some people are even genetically predisposed to such illnesses, having a marked imbalance of chemicals in the brain.
Most patients admitted with panic/anxiety disorders are treated with a mix of medication and psychiatric therapy. This mix addresses both the physical and mental faculties affected by the illness. The prognosis for such illnesses is good as long as it is treated early and consistently.
